The unique and exclusive structure boasts numerous features, of which words cannot describe the serenity and splendor of this breathtaking country estate and the palatial 9,000 square foot Lodge that must be seen to be fully appreciated. Invariably the first words out of every visitors mouth, is “wow”... and that their first initial reaction before even seeing all the new renovations, with every new feature revealed around each corner!
When such renovations are completed, the lodge will be launched as a fully operational residential rehab and renewal center for the discerning individuals, with bespoke luxury accommodations and amenities. There are all truly beautiful luxury rehabs, and should be-- considering that most were once luxury residential mansions that have been converted to rehab facilities.
The Dunes in Easthampton would be very similar in terms of size, beds, layout and other amenities and liknesses, however the closest similarities to other well known rehabs (NOT considered "luxury"--however lovely and comfortable facilities) would be JourneyPure at the River in Murfreesboro, TN, and The Clearing in Friday Harbor, San Juan Islands-- off of Seattle WA-- both beautiful, rustic, and secluded locations in natural settings.
Georgia has a very conducive operating climate, and considering the affluent and corporate demographics, is a prime market for a luxury/executive/professional facility. The inherent conceptual design and floor plan of the lodge, as well as it's private and secluded location, is most advantageous to its' highest and best use as a small and exclusive rehab or retreat, however could also feature complimentary holistic and naturopathic treatments-- to treat both the body, and the soul.
The primary feature of this property, is a custom architectural design integrating modern contemporary Euro-style decor fixtures and furnishings, with a contemporary fusion architecture, melding modern design, with some traditional features-- the most predominant of which, are the all oak floors throughout the structure-- which were the original old-growth oak trees growing on the property-- where the lodge stands today-- that were harvested, milled, and seasoned right on the property, and used for the flooring.
The secluded rural property is county zoned commercial, and already has all the county licenses in place, such as business license to operate a residential rehab, fire (sprinklered), occupancy, health and sanitation permits for it's commercial kitchen, and a newly outfitted ADA compliant bedroom & bathroom.
The lodge was originally designed as a custom structure that sits on a solid all structural steel beam ground floor , which has been recently converted and built-out to a treatment floor layout.
Constructed in 2003-2005 as a upscale bed & breakfast and modern country inn, it originally featured 7 bedrooms, a meeting room, a lounge, a library, and a number of other unique features. It is now undergoing renovations to modernize, re-outfit, and remodel the entire interior, bedrooms and bathrooms, to clone or replicate the style of the exclusive, fashionable and swanky Kimpton boutique hotels... where the majority of so called "luxury" rehabs-- are on par with Residence Inns, Holiday Inns, or Doubletrees.
Hidden Creek Retreat is projected to be a renewal and recovery destination for those truly discerning clients who expect a bespoke level of luxury, accommodations, and amenities. .
Hidden Creek Lodge overlooks a 70 acre heavily wooded country estate in Western Georgia, only an hour's drive from the bustling Atlanta metropolis.
This is the atrium lounge, where guests can do just that, lounge around enjoying a morning cup of coffee, reading, or playing chess.
Blalock Creek is a major drainage channel for the local hilly terrain, and bisects the property essentially North and South, with an escarpment rising to the ridge line to the east-- only accessible by a 4WD vehicle. It is our intent to dam the creek , and stock it with trout for the clients to indulge in the Zen of fly-fishing.
Hidden Creek-- is an actual creek. One time known as "Gold Creek" (which actually has gold in it), Blalock Creek (the official name) traverses our property for a half-mile, and can be hiked, or fished. It is planned to have it stocked with trout, and offer "the Zen of fly-fishing" as an alternative therapy- and a corresponding activity to hiking and Shinrin-Yoku.

The lodge is an eclectic mix of rustic and contemporary design. Although originally conceived as a "bed & breakfast" facility, it was adapted to a banquet and catered event center, as well as operating in for several years as a Sunday and special holiday buffet style restaurant under the name "Hidden Creek Manor".
The lodge is no ordinary structure-- it sits atop massive steel 16" steel H-beams & Clear-span flat steel "W" (web) trusses support both the first and second floors, as well as the "widows walk" decks on the 1st and 2nd floors.
The entire building rests solidly on metal columns and piers, and the 2,400 SF garage (60'x40') has been converted into a event/conference room with a stage/podium that can accommodate up to 100 guests, with its own modern multi-stall lavatory facilities for both men and women.
The flooring planks throughout the lodge were sawn and milled from oak trees that grew on the property where the lodge now stands.
The main floor has 2 rooms with bathrooms-- can be used as bedrooms, offices, lounges, or even additional storage. Additionally, it has a full commercial kitchen, and an expansive and spacious "Creekview" dining room-- which can easily accommodate more than a hundred persons, and still have room for a buffet.
The spectacular feature of the lodge, however, is the awesome circular stairway from the main floor, to the top floor catwalk landing that overlooks the main floor, and encompasses a massive 3 story high atrium covered by a gigantic pyramid-shaped skylight-- that must be seen to be fully appreciated.
The top floor has more to discover, the atrium lounge-- which is a sitting room with a panoramic view looking North towards Tally Mountain, the sweeping expanse of the Hidden Creek property, and the lake on the adjacent property.
Aside from having four single bedrooms with private baths and a linen or therapy room, it has it's own separate private apartment with an enormous bathroom, hot tub (of course), and it's private kitchen and dining room. The dining room doubles as a very fashionable meeting room for business meetings, and for obvious reason-- it's called "the Board Room".

There is a plethora of old-growth native timber on the property, and the hillside on the East half of the property is relatively inaccessible due to the creek bisecting the property, other than one access point from a logging road bordering the Eastern property boundary from Pleasant Hill Church Road where Blaylock Creek runs under it through a culvert. The low-lying portion of the property on the South, abuts the Pleasant Hill Church roadway.
The topography of the property encompasses a very steep ridge on the East, and a knoll on the West side on which the lodge is situated.
An elevation interpretation of the topographical survey and watershed features of the property will reveal that the 70 acre property is bisected by Blalock Creek which trends North-South through the property flowing North following the base of a steep escarpment on the East-- rising 150 foot to a ridge line, and essentially rendering 2/3 of the property inaccessible by vehicle, and only usable as a heavily-wooded nature preserve for hiking, equestrian trails, or even 4-wheeling ATV's.
The 62 acres of heavily wooded forest is perfectfor the future development of nature trails for Shinren Yoku therapy, and there are plans to stock the creek with trout as our private fishing preserve, for the availability to the guests and clients to develop the "Zen" of fly-fishing-- an art of patience, breathing and a meditative state of consciousness .
The top of the ridge on the East is on a neighboring property, and is accessible by a very rough logging road from Pleasant Hill Church Road, which is available for our use to reach the upper elevations of our own property.
Other than the ultimate development potential of the property, it is a secluded and natural habitat and preserve, with wild boar, deer, pheasant, wild turkey, and a host of other wildlife. This makes the property ideal in it's natural state as a hunting, or a naturalist preserve for wildlife and bird-watching, or even establishing mountain biking or horseback riding trails.
The property also is valuable for its' unexploited timber resources, should the purchaser have interest in monetizing such resources.

This prospectus proposes to repurpose an available and appropriate existing property and retreat located in Western Georgia, with a design and program concept to create an exclusive and upscale boutique alcohol rehabilitation and recovery treatment location as a destination for executives, and affluent individuals. The earmarks of such treatment center to attract a higher-end client, would be its luxury, comfort, activities, and especially amenities.
The market and demographic will target such high status individuals in Alpharetta, Marietta, Buckhead, and other areas of metropolitan Atlanta, to whom the geographic access will be a factor in making their decision in choosing a destination treatment center in state, and within an hour driving time from Atlanta for their families convenience when visiting on the family days.
Due to the rural remoteness and seclusion of the property, and the lodge's unique upscale and eclectic design as a conference center and retreat able to accommodate a large capacity of guests, it's best utilization would be that as a very exclusive drug & alcohol recovery and rehabilitation facility, that it is proposed to market to affluent and high status business executives, athletes, etc.
An affluent high status individual will ultimately reach a crisis stage in their lives, and reach the acceptance of their struggle with addiction. That is the point they will reach out for, or acquiesce to their family's prodding them to get help. Part of their resistance, is undesirability of a hospital or institutional setting considering their affluent lifestyle, and part of their decision will be based on the charisma and allure of the destination... they will consider it in terms of amenities available, comfort (to which they are accustomed), quality of food, and other features and activities, that make getting the help they need-- more attractive, and less daunting.
Affluent executives and celebrities, will choose a rehab facility in the same manner they will choose a 4 star hotel or a Colorado ranch vacation-- while browsing through the brochures or online website virtual tours. If they're going to have a melt-down-- they're going to want to do it in a desirable, comfortable and attractive destination which resonates with the prospective client/ patient.
A four star "non-institutional" facility with excellent gourmet food, and enticing amenities. Of course the reputation is important as well as the effectiveness of the recovery program syllabus, however, as important as it is for the program to work, it is also equally important that the patient-client be comfortable, and to enjoy the retreat amenities, and not make the process objectionable.
When an affluent executive is finished with their detox course, they will be presented by the counselors with different options for continued rehab and recovery treatment. Those counselors will provide information on the 5 or 6 different inpatient rehabilitation facilities available to them in Georgia. Some of the affluent will choose prestigious name-brand facilities around the United States such as Passages, the Meadows, etc., however many will choose to remain closer to home in Georgia where their families can visit them on weekends.[1] Then it becomes the patients choice-- as if they were dealing with a travel agent trying to decide on the nicest hotel for their vacation. Any facility appearing to be "institutional" with outdated furnishings and decor, will not be a consideration for those patients with discriminating taste, nor will the traditional southern plantation or antebellum architecture and decor reminiscent of a Days Inn be a desirable destination when they are making a choice.
There is also the concept of so many alcohol rehab and recovery treatment centers in Georgia being 12-Step, or religion-based ideology, which does not necessarily resonate with the busy and affluent executives demographic.
Short of having a golf-course, Hidden Creek Retreat will have a plethora of very exciting activities to entice prospective patients... after all, why shouldn't "getting straight" be an enjoyable process or adventure when one is changing their lives.
