The primary concerns of potential partners/operators are threefold in order of importance:
The number of beds available is of primary importance: a decent 30 day residential program average cost is $35,000-- which means each bed is worth $420,000 to the revenue bottom line. The consensus amongst operators, is that 15 - 16 beds is the requisite number to make it financially profitable to consider a location.
As part of the renovation & remodeling plan, we have undertaken to expand the existing 7 bedrooms into 9-- by converting an atrium lounge and a library/media room-- into additional bedrooms, and to reconfigure some of the existing bedrooms into a more appropriate "semi-private" floor plan that will accommodate 2 beds-- necessitating removal of several fireplaces.
Each bedroom will have an upgraded upscale "Eurostyle" bathroom capable of accommodating two persons.
In one of the bedrooms specifically being retrofitted for use as an ADA bedroom, it is convertible as such, and will function as a normal bedroom with the second bed being a fold-down Murphy Wallbed-- that will be stowed when necessary for a single ADA occupant.
