Providing the best of both worlds, Hidden Creek Recovery and Retreat offers tranquility and seclusion on 70 pristine, heavily wooded acres, bisected by a year-round running creek, as well as a convenient location, less than an hour’s drive from Atlanta Hartsfield Airport. Located just 3 minutes off I-20 at Exit 5 in Haralson County, GA, this unique property offers the additional advantages of commercial zoning and established licensing. Current county licenses include a business license to operate a residential alcohol rehabilitation facility, fire safety clearance, an occupancy license, health and sanitation permits for its commercial kitchen, as well as a newly outfitted ADA compliant bedroom & bathroom.

 

Hidden Creek Recovery and Retreat is currently undergoing renovations to modernize and re-outfit the entire interior of the lodge, including all bedrooms and bathrooms. The current full commercial appraisal indicates a market value of $1.5 million prior to upgrades. The current owner has invested another $300,000 to date on renovations, and fixtures. There should be no reason why an affluent or high status client seeking a luxury rehab should have travel across country to receive the quality of care and creature comforts they expect. Our location makes it practical and convenient for weekly visits from spouses and children, and for weekend family counseling. The upgrade plan includes advanced technological connectivity to enable executives to conduct necessary business during their recoveries.


While the majority of retreats or rehabs are either  characterized as "quaint", or often have a more institutional feel, (with style, design and quality more on par with Residence Inns, Hampton Inns, or Holiday Inn Expresses), or staying as a guest in someone's residence (because they are converted from existing homes or dwellings to rehabs), Hidden Creek Recovery & Retreat’s accommodations will be more similar in style to the hip and fashionable, Kimpton brand of boutique hotels, and the structure has the feel of a spacious and sumptuous high-end resort/ country retreat.

The 9,000 Square Foot Lodge

The design and floor plan of the lodge, as well as its private and secluded location, confirm its highest and best use as an exclusive boutique rehab or retreat. Hidden Creek Lodge was originally designed and constructed in 2005 as an elaborate bed & breakfast, and commercial event/conference facility. Built with solid steel beams from the bottom up for structural integrity and permanence, the ground floor was recently converted and built-out to provide a functional layout of treatment rooms, meeting rooms, offices and a fitness area. The architectural design of the lodge integrates modern European style décor, fixtures and furnishings. The beautiful oak floors throughout the lodge originate from old oak trees growing on the exact spot where the lodge stands today, harvested, milled, and seasoned by the owner’s brother on the property itself. This contemporary fusion of modern design and traditional features would be difficult, if not impossible to replicate.

The 62 Acre Wooded Property

What makes this country estate so special, is the amount of land with which to work with. The 70 acres is subdivided into two legal parcels-- the land upon which the lodge is built which is comprised of 6½ acres of manicured park-- which could be utilized in numerous ways:  

 

  • Outdoor activities &  performances  (off the multi-tiered deck) 
  • Cook outs/ picnics
  • Fire pits & campfire installations
  • Driving range or putting greens
  • Stables or riding rink
  • Volleyball & other sports
  • Any livestock for therapy

The remaining 62 acres on the property, is heavily wooded, and the property is bisected by a year-round running creek, with a very steep escarpment rising to a ridge line several hundred feet high to the East side of the creek. It is only accessible from a very rough and steep logging road on the adjoining property, and we have plans to construct a functional bridge across the creek to be able to access the "North 40".  Such land is native forest with old-growth timber that has never been logged, and is in a pristine state. Such 60 acres of private land will be amenable to: 

  • Hiking, 
  • Trail riding (horses or ATV's)
  • Exploring
  • Fly Fishing lessons (the creek will be stocked with trout) 
  • Installing campsites, "yurts" or Navajo Sweat Lodges for experiental meditation and cleansing.
  • Shinrin -yoku (nature therapy)

The Opportunity

This is a very targeted offering to a select group of companies who already operate boutique style rehabs, differentiated from the typical institutional behavioral healthcare operations.  The rare combination of aesthetic appeal, comfort, convenience, and established licensing provide a rare opportunity for an experienced operator to launch and operate a residential alcohol rehabilitation or renewal center for discerning individuals immediately. If desired, additional substance abuse treatment licenses may be pursued under different Georgia regulatory laws. However, there would be no regulatory restrictions or delay in a preliminary opening of an alcohol treatment facility during the scaling-up phase. The turnkey elements of the equation present many advantages to this offering. In addition to having commercial zoning and permitting in place, Hidden Creek Recovery and Retreat already has a capable, multifaceted local management and maintenance staff, intimately familiar with the intricacies, mechanics, and operations of the lodge to either assist in transitions, or continue in the facility management for a prospective operator. The current set up of the lodge can easily accommodate 40 plus persons for all activities, with the exception of sleeping quarters. There is ample room for future expansion of the facilities, and scalability to construct bungalows on 5 adjoining residential lots.  The ambitious and motivated owner invites discussion of the many business configurations that are possible, including, but not limited to: acquisition by purchase or lease, funding, investing, partnership, or private equity.  Traditional, as well as outside-the-box, entrepreneurial visions or concepts for Hidden Creek Recovery and Retreat’s ultimate potential will all be considered. 


Investment / Participation Opportunities


The principal is seeking any of the following scenarios, either as an individual component, or in combination with other programs:  


  1. The lodge and property is  available for lease, sale or joint-venture with an operator.  An ideal situation would be with experienced specialty rehab operator, with either other similar operating  facilities, or a synergistic "hands-on" operator capable of installing and managing an inpatient treatment  and recovery program.

  2. A passive private equity investor group that could acquire or secure the property through lease or purchase, and either direct or place their affiliate-operations or independent consultants to install and run such a treatment program on-site in West  Georgia.   

  3. This does not, however, preclude an experienced rehab operator from  choosing to establish or install their own program in Georgia,  or from employing their own resources and consultants to pave the way for a smooth entry into the Georgia market.  

  4. Private Mortgage- Real Estate Lender. The principal has self-funded over  $400K into the renovations and remodel, and seeks further  capital/financing to complete the project . An amount of $200K  and approximately 3-4 months more  is required to complete the transformation,  furnishing, and  decorating to commence occupancy and operations.    

  5. There is currently an existing  mortgage of $295K that could remain in place, or  could be wrapped into an comprehensive funding/financing package.   

  6. There is a current commercial appraisal performed in March 2018-- just  prior to the renovations, that establishes a current valuation of $1.5MM,      and a stabilized value of $1.8MM.   The  financing sought could be in the form of a bridge loan, or a tenant  improvement/remodel financing.

    There  is over $1.5 million equity available with which to collateralize financing.

Alternate Utilization as an Alcohol Rehab


There has been much consideration and discussion about the intended business model involving a luxury high-end rehab that would be applicable or appropriate for the Hidden Creek Retreat property and estate.  Most rehabs who consider themselves to be top scale luxury facilities are frequented by a specific demographic client: the high status individuals, celebrities, and those that have reached the status in life-that they are extremely discerning and expect comfort, luxury, that are accustomed to being catered to. 


Nonetheless, such facilities throughout the U.S. are either institutional commercial buildings with dormitory-style accommodations, converted homes, mansions, farm houses. hotels , or even groups of cluster-condos. Some of these are comfortable, but simply put-- they may be lovely, adequate, comfortable, or new (such as in the case of the Hazelton/ Betty Ford Clinics)-- but not luxury, and not private or exclusive.


To attract the high-status & celebrity demographic, a rehab facility must be head and shoulders above the rest, and to use hotel brand quality comparison for analogy, in the world of luxury rehabs, they are generally similar or comparable to Residence Inn’s, Country Inns, or Holiday Inn Expresses ... with exception of a very few locations that are true luxury.  Although they may have all have effective and notable treatment programs, there must be a distinction made between the quality of the treatment program, and the quality of the accommodations, common areas, and amenities.  Southern California seems to have the monopoly on the luxury rehabs, and those in the recovery industry in the Southeast readily admit that there are no deluxe or luxury rehabs on the East coast. I disagree. I believe that a rehab called "The Dunes" located on Long Island in East Hampton NY, is a super luxury rehab, that would be the twin sister to Hidden Creek, with the exception that Hidden Creek would be a version that would have a rustic Georgia character. 


If a CEO of a major corporation is willing to spend a month sequestered in a residential treatment program and recovery retreat, the ultimate choice will be determined by the allure and enticement of the destination... as much as a factor in their decision and choice, as picking a resort hotel for a vacation— and generally in the case of high-status individuals- minimally a four and a half star- but preferably a five star resort. The efficacy of the treatment program might just be secondary consideration to their perceived comfort and entitlement to which they are accustomed, and if a celebrity, diplomat, politician


Such attributes contribute to the caché of a destination retreat to national consciousness and prominence. Everyone has heard of the Betty Ford Clinic (now a institutional Hazelden brand), Passages Malibu, Eric Clapton’s Crossroads Centre in Antigua West Indies, The Dunes in East Hampton which has gained a reputation not only because of it ritzy location, but because of it’s exposure in a Vanity Fair article, and several other high-end retreats that have earned reputations more through PR, than advertising (save for the exception of Passages Malibu—which has earned its reputation through its national advertising). 


Due to it’s initial concept design of a deluxe and elaborate bed & breakfast, Hidden Creek Lodge & Retreat will occupy a destination niche that can, and will  be compared to that of a Kimpton Hotel in ultramodern eclectic contemporary style, design, amenities, and comfort. As well, we also intend to provide bespoke personalized concierge services for the clients.


In all respects, the accommodations and amenities of Hidden Creek Lodge & Retreat will be on par with, or may even surpass the highest ranked rehabs... the Dunes in East Hampton NY, Cliffside Malibu, Passages Malibu, The Sanctuary Sedona, The Meadows in Prescott AZ, Journey Pure, etc. It is however, as a small, intimate, and exclusive private boutique facility... which sets it separate and distinct from other well respected institutional establishments that tout themselves as deluxe... such as the Caron Centers or Hazelden--  which are very nice and tasteful, however institutional, and not particularly exclusive. 


Hidden Creek, however, is different from those above mentioned... it is not located in a destination locale-- on an ocean or shoreline on either coast... it is a situated in a rural area in close proximity to a major metropolitan area in the SE United States on a heavily wooded 70 acre country estate, with activities associated with a forested preserve— hiking, riding, trout fishing, and other outdoor activities that can be developed. 


Although remote and secluded, it is a Georgia style contemporary country retreat in a bucolic setting that is only an hour’s drive from Atlanta or Birmingham, and makes an easy drive for family visitation on the weekends for family day events and counseling sessions.


The question ultimately arises adopt a self-pay Business, or to conform with accreditation and utilization requirements imposed by the insurers, In order to remunerated by The health care industry. The industry is driven by the insurers , and what portion of a treatment program they will cover. There are upscale rehabs around the country that operate on self-pay models, and the clients absorb the entire program cost, generally around $35K to $55K for the exclusive venues.
While the treatment concept was initially honed-in on being an alcohol/addiction treatment facility with only 10 beds available


What we propose, is to implement a hybrid model that incorporates a “self-pay” scheme for clients-- charging the entire amount upfront, and then submitting an insurance claim on the client’s behalf to reimburse them for their fees... whatever portion the insurance company will cover. All the same administrative steps would be taken to support the claim as normally would be performed.  The client would be reimbursed by their insurer, and would have to absorb the difference out-of-pocket. 


A "Luxury Program" is a high-end premium program at the upper end of the treatment spectrum. 



The following whitepaper addresses the issue of M&A movement away from luxury rehabs, because of the dependence on insurors paying premium rates, and the attendant changing payor landscape after the  ACA (Obamacare).  


The article does not take into account a self-pay model for high-status or affluent individuals, celebrities, and high-level executives-- who all expect luxury, premium, exclusive, individualized, intimate and  confidential  services, and seek an appropriate destination commensurate with their needs or requirements.  


The cost becomes secondary to the prospective patient's expectation of a bespoke experience for them.  They do not drive American cars-- they drive Lexus's,  BMW's, Audi's or Mercedes Benz's because they are perceived as a premium and more expensive product!  They will travel cross country to enter a destination luxury program, rather than enter into a local  program.  


They are most likely elitist because of their station in life, they would not consider entering a rehab with pedestrian accommodations and amenities, and  fellow attendees perceived as ordinary middle class, or where they would have to occupy a "semi-private" room with a stranger sleeping three feet away.  They are not only used to the deluxe first-class treatment-- it becomes the primary issue in their choosing a luxury rehab that may be on the other side of the country, or a distant location requiring flying to get there.  This excludes the opportunity to include the spouse and immediate family in weekly family counseling sessions, that if such luxury rehab were located in the epicenter of the Southeastern U.S., would be an easy weekend commute for a family from Atlanta, Birmingham, or Chattanooga.

 
Confidentiality and exclusivity are the key operative words to attract the high status & affluent demographic, who can and will not only afford the premium program cost, but will seek out the more expensive venue because it is more expensive, and the premium "first-class" treatment, amenities, and accommodations commensurately anticipated and expected.
